Short-term, fast-moving funding secured on property, for when timing matters more than anything. A purchase that has to complete, a chain that has broken, capital raised at speed, or an auction lot won.
When bridging works
Bridging is a tool for a specific job: getting a deal done quickly, then exiting cleanly. Common situations we fund:
- Buying before your current property has sold, or breaking a chain
- Auction purchases against the 28-day completion deadline
- Buying property the high street will not lend on, to refurbish and refinance
- Raising capital quickly against property you already own
- Short notice completions where a mainstream lender is too slow
- Light and heavy refurbishment, with works funded as the project runs
How we place it
We assess the deal and, just as importantly, the exit. We then source from over a hundred specialist bridging lenders, including names you cannot approach directly, and package the case so it lands right first time. Indicative terms usually come back in days, and well-prepared cases can complete in as little as a couple of weeks.
Every bridge needs a credible way out, normally a sale or a refinance onto a longer-term mortgage. We plan that exit with you from day one so the loan does its job and is repaid on time.
